Warwick Investments Announce Plans for New Primary Healthcare Hub in Warrington

Manchester, UK. September 8th 2025 – Manchester developers, Warwick Investments, has announced ambitious plans to develop a new primary healthcare hub in the heart of Warrington. This new development aims to address the growing demand for accessible and modern primary healthcare services in the region. 

The innovative scheme will see operational partners deliver a robust private-sector primary care model, supporting a range of health services. These will include private GP consultations, diagnostic services, and non-invasive therapeutic treatments, all provided by specialist clinical tenants operating under direct agreements.

Recent reviews of the NHS primary care infrastructure in Warrington have revealed a pressing need for increased healthcare capacity. GP practices across the borough are stretched to their limits, with little to no room to accommodate rising patient numbers or expand the range of services offered. 

This pressure has been further intensified by a significant shortage of outpatient space among NHS providers, with current facilities falling well short of meeting growing demand. The issue has been recognised in wider sector development planning, highlighting the widespread and complexity of the challenge. 

At the same time, many community healthcare services continue to function from outdated and deteriorating buildings, offering limited scope for refurbishment or expansion, further constraining the delivery of modern, integrated care. 

The proposed healthcare hub represents a strategic and timely solution. The development will provide a modern, flexible, and fully equipped environment with aims to alleviate pressure on overstretched NHS facilities while enhancing access to healthcare for the local population. 

The development has been carefully designed with flexibility at its core, providing clinical spaces available for long-term, medium-term, or even hourly rental. It supports both independent practitioners and operational partners, while incorporating cutting-edge digital health technologies in line with evolving market trends. 

With a targeted population uptake of just 0.48%—equating to 1,325 of Warrington’s 278,000 residents, the scheme is deliberately focused and scalable, prioritising quality over quantity in service delivery. 

Development work is underway, with completion scheduled for early 2026.
