A luxury property developer, Ayala Land Premier carries the heritage of its parent company, Ayala Land Inc. (ALI). ALI is at the forefront of the real estate industry in the Philippines, particularly with prime residential and commercial developments.
Ayala Land Premier, or simply ALP, and their luxury properties are the true testament to high-quality living. From high-rise condominiums to leisure communities, ALP commits to the prestige that its projects hold. The choice of prime locations and unrivaled land value appreciation guarantee the desired addresses of the clientele with the most discerning taste, may it be here in the metro or elsewhere in the country.
Manila’s luxury home market is continuously improving, and ALP is in the strategic position to contribute to market growth. Buying a luxury home is an excellent investment since the appreciation value increased by 11 percent in 2018, and it continues to grow by the year, according to the 2018 Knight Frank report.
Value appreciation is one of the four pillars that Ayala Land Premier depends on. The other three are masterfully crafted design, distinctive living experience, and unparalleled location.
Luxury at every twist and turn
ALI’s luxury segment combines style and technology in creating the most iconic projects, some of which are pioneering developments in the real estate industry. The designs are conceptualized in collaboration with the leading names in the engineering and architecture fields.
ALP has a presence in major cities in the Philippines, such as BGC/Taguig, Makati, Quezon City, and Pasig—Taguig and Makati are integral to the developer’s project portfolio. Nonetheless, its presence has already extended to Bacolod, Cagayan de Oro, Cavite, Cebu, Laguna, Pampanga, Davao, and Bataan. The developer invests between Php10 and Php20 billion for each location it launches to the high-end property market.
Makati is a key location for residential and commercial endeavors. ALP ensures that it has a solid imprint within the most important central business district (CBD) in the Philippines. Its residential space increased from 32 to 40 percent of the total gross floor area, and ALP’s Park Central occupies a significant percentage of this.
In Taguig, ALI built an integrated estate popularly known as Arca South. ALP is among the residential brands here, particularly Arbor Lanes. Located at the eastern portion of Arca South, Arbor Lanes harmonizes nature with the visually impressive architecture. The condominium complex connects with the retail areas and open spaces of the estate.
ALP has ventured outside Makati and Taguig through its first residential building in Quezon City, Parklinks North Tower, with a Php12.7 billion in total value. Close to 70 percent of the available inventory within the 55-story residence has already been sold. The starting price is Php280,000 per square meter, but its current value is Php320,000 per square meter—a 15 percent increase in value. The turnover of units will start on Q3 2025. The development of Parklinks South Tower is also ongoing.
The luxury property developer also launched Park Estates at Alviera, the first exclusive residential project in Porac. The 14-hectare property features 68 lots with generous cuts. Park Estates is near Alviera Country Club, a leisure component in the estate that complements ALP’s project. Alviera was launched in 2014, and land values have appreciated by 24 percent since then. ALP is set to launch its second residential development in Alviera.
In Cavite, specifically in Vermosa, ALP is currently turning over units at The Courtyards Vermosa. Selling more than Php4 billion in inventory in its first phase, the unmatched suburban address is composed of lots cluster with seven residential lots per cluster. The Courtyards has 431 lots on its enclaves. Now in its second phase, an additional Php 4 billion worth in inventory is available in the upscale market in the south. Inside the upscale community are a community center, multi-purpose court, swimming pool, and open playfield, occupying about five hectares of the sprawling space.
In Cebu City, for instance, ALP’s The Alcoves has the highest condominium price. In fact, Cebu City remained robust with the highest land value for residential properties at Php75,000 per square meter. The Alcoves is Ayala Land Premier’s luxury condo project in Cebu, which has become the landmark of luxury living. Unlike other ALP condos, this project sits atop Ayala Center Cebu within Cebu City’s business district. With the addition of The Alcoves, the total luxury condo units in Cebu account to 844.
In Davao City, Azuela Cove is a property development project synonymous with Ayala Land Premier condominiums. The Residences at Azuela and Parkshore—both in two-tower prowess, are the first two residential projects that provide residents with an incomparable waterside address. Exclusivity and privacy are prioritized with only four three-bedroom units on each floor and two four-bedroom units at the penthouse. The Shops, The Tent, and St. Luke’s Medical Center are the other initial locators at Azuela Cove.
Not just luxury residential developments, though
ALP initially concentrated its energy and resources in luxury residential towers as well as exclusive suburban enclaves. It only took a while until it ventured into the premium office property market.
Setting up a prestigious headquarters with an equally esteemed business address is now possible. In 2019, Ayala Land Premier unveiled its first AAA and premium-grade office building: One Vertis Plaza in Vertis North, Quezon City.
Such an attractive address boasts of 43 stores divided into three zones: midzone (5th – 25th floor), high zone (26th – 38th floor); and executive zone (39th – 43rd floor). The tower is equipped with nineteen elevators, sixteen of which are high-speed elevators.
One Vertis Plaza is also built with a Concourse and Gallery. The Concourse is a motor court that can be accessed via Astra Drive and Stela Street. Meanwhile, the Gallery is a 9-meter high lobby made from natural stone and wood elements.
Speaking of which, ALP upholds the sustainability of the high-rise building. Aside from working on its LEED certification, the building has an all-glass façade—double-glazed glass was used. The type adds insulation and lowers energy consumption because of its low-emissivity. The roof deck and external flooring are designed to have a high solar reflectance index.
Today, about 70 percent of the available space is already taken up. The average price of a square meter is Php352,193. One Vertis Plaza will be completed in 2024.
Luxury at the most minute details
Either for their model units in their showrooms or the actual fully-furnished units, ALP partners with only the most trusted names in the market. ALP has already established long-term partnerships with a select list of high-end brands that provide best-in-class products and services.
Being the most trusted luxury property developer is a serious commitment. ALP takes the responsibility of enhancing a distinctive living experience as evident at the core of its luxury residences. Timeless elegance indeed, the developer strikes a balance between storied heritage and the ever-changing needs of the owners.
Ayala Land Premier’s residential units have elegantly unique designs one cannot mistake for any other brand. These residences embody an understated form of elegance. The aesthetics complement function since ALP is deeply invested in protecting the heart of every home: design and performance.
With signature furnishings and appliances, ALP can elevate the living experience the moment the client moves into the unit. Safety and energy-efficiency are among the priorities not just inside every unit, but also on each tower.
Not just luxury, but also sustainability
Not because ALP focuses on the luxury segment, it does not mean the sustainable features are compromised. As with virtually all Ayala Land developments, there is a balanced mix of residential, commercial, and office spaces. Each project is easily discernible because of the ample amount of green spaces. ALP strives to have one of the greenest towers and estates.
It all boils down to contributing in a big way to the residents’ quality of life, opening up the community spaces to greener landscapes, and embracing the surrounding nature. ALP’s Cerilo is the perfect example wherein about 80 percent of lots within the 85-hectare development are adjacent to verdant, open spaces.
Spaces, where we live and work, play a key role in overall health and wellbeing. Elevated living that ALP promises through sustainable and high-end development. ALO creates healthier and deeper relationships, cultivates productivity and growth, and connects the residents to what they consider as essential to living.
More than the strong traction of selling units, the selling proposition lies in the soul of ALP’s real estate development. Providing utmost convenience to the residents does not stop with spacious living experience, direct retail connection, and main thoroughfare access. It is also about offering panoramic views, enriching the lives of the residents in the process.
Living in a neighborhood with extensive abundant greens is sustainable, and it is also visually stunning. Living near these spaces has several health benefits as well. The green infrastructure boosts the immune system, reduces the stress levels, and improves mental health. Such a constant connection with nature is quite the legacy that not all luxury property developers in the Philippines can provide.
