<p>Findings by TripAdvisor show that rental costs are putting holidaymakers off from residing in a holiday rental and only 15% believe that that type of holiday offers better value than a traditional hotel break.</p>
<p>The study of 2,000 tourists found that 2% of people who stayed in a holiday rental rated the holiday as poor or quite poor; and further reasons for not staying in rented lodging other than the main being partiality for hotels, include cost and unsuitability.</p>
<p>Emma Shaw, TripAdvisor spokesperson, said: “It is clear some British travellers are still wary of holiday rentals, with perceived higher cost a significant concern.”</p>

<p>St Oswald&#8217;s Retirement Village in Gloucester hosted the first leg of the 715 mile long torch relay challenge. The residents and staff must take the torch and travel using three forms of transport in order to reach their destination.</p>
<p>The residents of St Oswald chose minibus, pedicab and horse-drawn carriage to arrive at Hartpury College before leaving for The Rose Garden in Hereford.</p>
<p>The ExtraCare Challenge which is inspired by the London Olympic Games is part of the ExtraCare Care Homes activities programme. The challenge will take five months to complete and will cover all 30 ExtraCare Care Homes in the Midlands and north of the country. It encourages residents in all care homes to get active and involved in the run-up to the 2012 games. On its journey, the torch relay will introduce an eclectic range of games and activities for the residents to take part of, including quizzes, volleyball games, show jumping and bird flying demonstration.</p>
<p>The torch relay challenge has received the Inspire mark by the London 2012 Inspire Programme. The programme recognises innovative and exceptional projects that take inspiration from the Olympic and Paralympic Games.</p>

<p>This has led to increased fears of the creation of &#8216;benefit ghettos&#8217;, whereby people are forced to move away from areas where there are many jobs to more remote, seaside towns where there are few, according to a recent Guardian article. Many now face the prospect of trying to find shared housing that in many areas just does not exist. Even where such housing exists, for those who are vulnerable &#8211; disabled people or those trying to rebuild their lives following homelessness &#8211; this type of accommodation is just not appropriate. All of which leads to an increase in pressure upon charities; many of whom have long been warning the consequences of such actions could be dire.</p>
<p>Leslie Morphy, of the charity Crisis said the analysis vindicated warnings that the government&#8217;s plan will cause homelessness, &#8220;The figures make clear that there will just not be enough properties anywhere that are affordable on these reduced benefit levels. With unemployment rising and more people relying on housing benefit, yet soaring demand for properties, the government&#8217;s plans just don&#8217;t add up &#8211; we urge them to stop and reconsider.&#8221;</p>
<p>Lewis Morton (Managing Director) at Morton Solutions, has just announced that they raised over 23k for the British Red Cross across October-November 2011, similarly questioned the cuts, &#8220;It smacks of persecution of the socially disadvantaged; the cuts will see many people forced out of their houses and will create &#8216;sink&#8217; estates which spiral into problems. With homelessness on the rise for the first time in a number of years, this seems a questionable decision to say the least.&#8221;</p>
<p>The Department for Work and Pensions has defended the cuts, saying housing benefit were unfair because some families on benefits had been able to live in homes that most working families not on benefits could not afford, &#8220;Early indications are that people are not moving out of cities in their droves to cheaper rural areas. For the vast majority of areas except the most expensive parts of inner and central London, at least 30% of all private rental properties will be affordable. Our measures will place a lid on spiralling rents and local authorities will continue to work with tenants and landlords to negotiate down rents, which will in turn help to keep properties within reach.&#8221;</p>

<p>A woman who was travelling from Zambia to Cardiff via Amsterdam has been stopped in Cardiff airport for having a baby Hippos foot in her suitcase along with 10 ivory sculptures. She was arriving in Cardiff from Zambia, via Amsterdam and when she had her bags searched officials found that she had the baby hippopotamus’ foot in one of her suitcases.</p>

<p>Mr von Grundherr said: “Following these simple guidelines should ensure your property is protected if the worst happens.  Your property is a very valuable asset so make sure you safeguard it and yourself.”</p>
<p>As specialists in the lettings sector, the <a href="http://www.brlets.co.uk/">residential lettings London</a> firm advises landlords to ensure their agent is a member of professional bodies such as the NAEA, ARLA or The Dispute Service which operates the Tenancy Deposit Scheme. <p>Further guidance includes checking that the letting agent has payment protection to protect monies, so clients’ money is kept separate to the agent’s money. <p>In these tough economic times, everyone strives even harder to save money where they can, so it may seem like a godsend when a letting agent offers a discount or things for free.  But accepting a cut price deal while failing to check out your letting agent’s credentials can prove a costly mistake.  If the agent goes bust youcould lose very large sums of money and have many sleepless nights, warns Marc von Grundherr, Lettings Director of Benham and Reeves Residential Lettings, London’s largest, independent lettings agency.</p>
<p>“This year alone several London lettings agents have gone to the wall,” reports Marc.</p>
<p>“These include Cornerstone Sales &amp; Lettings, Harringtons, Nelsons Lettings, Aspire Residential Sales &amp; Lettings, Chase Devonshire, Smith Melzack Pepper Angliss and Alexander Chase and I have clients who moved from us to 2 of them only to regret the decision.  One client didn’t receive rent for 9 months even though the tenant had paid plus to rub salt into the wounds the deposit was never registered and so the landlord now has to pay another 8 weeks rent back to the tenant ”</p>
<p>So what can landlords do to protect themselves if their letting agent in London goes under?</p>
<p><strong>1.         Make sure the letting agent is a member of professional industry bodies.</strong>  Ensure your agent is a member of professional bodies such as ARLA, the NAEA, The Property Ombudsman and The Dispute Service (which operates the Tenancy Deposit Scheme).   Also check out the directors to make sure they’ve never been involved with an agent who has gone bust in the past or that the agency itself is not a rebranding under a new name of a company who has just gone bust.</p>
<p><strong>2.         Check the letting agent has payment protection.  </strong></p>
<p>The agent should keep clients’ money in a separate account away from the agent’s money to ensure that clients’ money is available even if the agent goes bust and moreover that they have insiurance in place to protect client’s monies.  Reputable agents will do this and this is a requirement of ARLA’s Code of Practice for their members.</p>
<p><strong>3.         Make sure your agent registers deposits in the Tenancy Deposit Scheme.  </strong></p>
<p>Ensure your agent actually registers deposits in an approved Tenancy Deposit Scheme to protect the deposit if the agent goes bust.   Of course, this is the law and the Tenancy Deposit Scheme only admits agents who are members of a recognised, professional body.  But do check that the deposit is actually registered as an agent in financial difficulties may cut corners and not bother – you can do this on their website <a href="http://www.thedisputeservice.co.uk/">www.thedisputeservice.co.uk</a></p>
<p><strong>4.         Ensure your tenants are fully referenced.  </strong></p>
<p>If an agent references your tenant, check they see a copy of their and their guarantor’s ID (eg passport) to verify their names.  If they don’t and you have problems, you could be prosecuting the wrong person.  Evicting tenants is an expensive and lengthy process, taking up to a year in worst cases, during which time you are receiving no rent and incurring expensive legal costs and repair bills if the tenant damages the property.  Ensure your agent does a credit check on the tenant and where possibletakes out rental insurance.</p>
<p><strong>5.         Keep copies of paperwork.</strong></p>
<p>If your agent goes bust, you will need copies of relevant paperwork, whether you decide to handle matters yourself or appoint a new letting agent.  This should include the tenancy agreement, notices served, references, gas and electrical safety certificates.  Chase the agent for all this information.</p>
